Know your water
Not all water damage is the same
The restoration industry classifies water by how contaminated it is (IICRC S500). It decides what can be dried in place and what has to come out.
| Category | Typical source | Carpet & pad |
|---|---|---|
| Cat 1 · Clean | Broken supply line, faucet, ice maker | Often dried in place if fast |
| Cat 2 · Gray | Washing machine, dishwasher, AC condensate, Cat 1 left 48+ hrs | Pad usually replaced |
| Cat 3 · Black | Sewage, toilet backup with waste, flood water from outside | Removed and discarded |

Questions
Common questions after a loss
My property needs repairs. Who handles them?
As the policyholder, you choose your contractor. Smart Pro handles the emergency work and the rebuild, so you are not juggling separate companies for drying, mold and repairs.
How should I handle damaged items?
Do not throw anything away before it is photographed. Your adjuster may need to see it. We document and inventory damaged contents, move what can be saved to a dry area, and clean what can be restored.
What about my valuables?
Tell us about documents, photos, electronics and heirlooms right away. We move them first, and items that need specialty cleaning are handled separately and listed in the inventory.
Who helps with fixture and material selections?
We do. We match existing materials when possible and walk you through options when something has to be replaced, keeping the work inside what your claim covers unless you choose an upgrade.
What does the repair process look like?
Emergency mitigation first: stop the damage, remove water or contamination, and dry. Then a written repair scope agreed with you and your insurer, then the rebuild.
Do I get documentation and guarantees?
Yes. You get photos, moisture logs and a written scope of work, so you and your insurer know exactly what was done.
Water, fire or mold right now? Call.
We answer 24 hours a day, 7 days a week. A real person, not a call center.
